NSW has dominated co-living, with more than 90% of completed schemes nationally. Victoria has only around 1,110 units in the pipeline. That gap is enormous, and it is exactly the kind of imbalance that rewards a first mover. The demand exists. The supply, so far, does not.

Proven in Queensland, building in Victoria

Co-living is not an experiment for Dominion. We have more than 30 completed projects in Queensland with verified yields and valuations. Victoria is the logical next step, applying the same model in a market that is years behind on supply but not on demand.

The first Victorian build is already happening

At our first Victorian site, the slab is down and construction is underway, with completion due in October 2026. This is the point worth sitting with. Dominion is not talking about entering Victoria at some future date. It is already building there.

Navigating the planning pathway

The Victorian planning pathway for rooming accommodation, known as Class 1b, is navigable when you know how. Knowing how is the specialist part, and it is where Dominion's experience removes the risk that would otherwise stop most investors before they start.

Demand is structural

Single-person households now represent 25% of all Australian households, and the number keeps growing. Affordable, quality co-living fills a gap the private market is not filling fast enough. A fixed-price contract with our builder means investors know the build number before committing, with no cost blowout risk.
