Project Rosa


Project Rosa began with the original farmhouse in Bracken Ridge, QLD, sitting on over 1,200m² of land. The property was marketed as a two-lot subdivision site, but after working closely with council, we achieved approval for a three-lot subdivision instead.
The project scope included relocating the original house, which was sold for $50,000 and moved to an acreage property, preserving its life rather than demolishing it. The garage was also sold and removed for $5,000, adding further savings. A disused pool was filled in to make the site build-ready.
What began as one home for two residents has been transformed into three co-living dwellings with a total of 15 tenancies, all fully leased within weeks of completion. The site’s location, just around the corner from a major TAFE, has made it highly attractive to young professionals, key workers, and downsizers.
SMART LIVING:
All apartments are fitted with smart locks for secure and simple access.
ALL-INCLUSIVE:
Rent covers all utilities including electricity, water, and internet. Solar panels provide cost savings and sustainability benefits.
FURNISHED PREMIUM:
Each of the three dwellings was delivered with a premium furniture package, creating a turn-key tenant experience.
OCCUPANCY SUCCESS:
All 15 apartments were leased immediately after completion, achieving a 100% occupancy rate.
SUSTAINABILITY & SAVINGS:
Relocating the farmhouse and garage diverted waste from landfill and reduced subdivision costs, while allowing the structures to continue their life elsewhere.
FAST DELIVERY:
Three low-set co-living dwellings were constructed in under six months, accelerating time to income.
