Project Board


Project Board began with one of the more complex acquisitions in the Dominion portfolio — two lots on a single title, occupied by a house straddling both blocks, and involving six different sellers through a deceased estate. That complexity had kept the property off the market and created the opportunity.
Dominion negotiated a reduced purchase price by taking on the subdivision process — something the sellers had no capability to manage. After demolishing the existing dwelling, the second title was registered without incurring infrastructure charges, a meaningful cost saving that strengthened the return profile from day one.
The strategy involved selling one of the subdivided blocks to another investor client, then constructing two low-set co-living dwellings on the retained lot. Both dwellings were completed in under six months. Each contains five micro-apartments, delivering 10 tenancies in total. The project has maintained full occupancy since completion in July 2025.
SMART LIVING:
Every apartment features a coded smart lock, providing secure, keyless access for tenants and streamlined management for operators.
ALL-INCLUSIVE RENT:
One weekly payment covers internet, utilities, and electricity. Rooftop solar offsets energy costs, protecting the all-inclusive model and supporting yield stability.
FURNISHED PREMIUM:
All apartments were delivered with premium furniture packages — a turn-key living solution that drives rapid lease-up, tenant retention, and the rental premium the asset commands.
FAST DELIVERY:
Both single-storey dwellings were completed in under six months — accelerating time to first income and reducing holding cost exposure. Speed of delivery is a core advantage of Dominion’s systemised construction process.
