Overview

Project Gawain transformed a deceased estate on a 607m² block — previously generating $600 per week from a single occupant — into a fully tenanted, high-yield co-living asset delivering $234,000 in annual rental income.

The acquisition strategy leveraged a delayed settlement to secure development approval before taking ownership. Demolition commenced the day after settlement, eliminating holding costs and compressing the timeline to first income.

The scope included a 1-into-2 subdivision and construction of two high-set co-living dwellings, each containing five micro-apartments — 10 tenancies in total.
