Project Marnham


Our client acquired this site with an existing three-bedroom, one-bathroom house generating just $500 per week from two tenants. The vision was to transform the property into a high-yield residential project near a busy commercial centre.
The scope included demolishing the original dwelling, subdividing the land (1 into 2), and constructing two modern co-living dwellings. Each dwelling contains five micro-apartments, delivering a total of 10 individual tenancies on the same block.
Target tenants include young professionals, key workers, and downsizers. Leasing was achieved in a rapid four-to-five-week timeframe, demonstrating strong demand for quality, well-located co-living product.
SMART LIVING:
Each micro-apartment includes smart locks for coded access, offering both security and convenience.
ALL-INCLUSIVE:
Tenants pay one rent covering utilities, high-speed internet, and electricity. Solar was increased substantially on this project, reducing energy costs across both dwellings.
FURNISHED PREMIUM:
The apartments are fully furnished with a premium furniture package. Careful attention to colour schemes and finishes creates a fun, stylish environment that drives tenant appeal and retention.
ENHANCED LIVEABILITY:
Every tenant has a dedicated car space (10 in total). A swimming pool from the original house was removed to improve layout and amenity. Early engagement with neighbours ensured strong community support for the project.
