Project Springfield


Project Springfield demonstrates one of the core advantages of the Dominion model: the ability to identify and unlock value where other buyers see only obstacles.
The site — a vacant subdivided block in Forest Lake, QLD — had sat unsold due to a one-metre rear drop, heavy overgrowth, and a poorly executed prior subdivision. These conditions deterred most buyers and created the conditions for a strong negotiated purchase price. Dominion levelled the block, prepared a buildable site, and constructed a single-storey co-living dwelling delivering five micro-apartment tenancies on a 420m² block.
Forest Lake was a new market for Dominion. The property leased up in under four weeks — validating structural tenant demand from key workers and downsizers, even in a suburb with limited public transport. The project has maintained full occupancy since completion and delivers a 38% return on investment, with a long-term hold and refinance strategy.
SMART LIVING:
Every apartment features a coded smart lock for secure, keyless access — convenient for tenants and efficient to manage at scale.
ALL-INCLUSIVE RENT:
One weekly payment covers electricity, internet, and water. Rooftop solar further reduces energy costs, supporting the all-inclusive model and protecting net yield.
FURNISHED PREMIUM:
The dwelling was delivered with a premium furniture package — enabling immediate move-in and driving the fast lease-up achieved within four weeks of completion.
LESSONS LEARNT:
Challenges with contractors during this project reinforced a principle now embedded in the Dominion process: every agreement in writing, every time. Proactive documentation ensured full reimbursement for defective works and a successful delivery outcome. These lessons directly benefit every future Dominion client.
